These Terms and Conditions govern all vacation rental reservations made through North Shore Vacation Rentals (NSVR) for properties at The Island on Lake Travis, Lago Vista, Texas.

1. Reservation & Payment

A valid credit card is required to confirm all reservations. Full payment is due at time of booking for reservations made within 30 days of check-in. For reservations made more than 30 days in advance, a deposit of 50% is due at booking, with the remaining balance due 30 days before check-in.

2. Cancellation Policy

• 14+ days before check-in: Full refund
• 7–13 days before check-in: 50% refund
• Less than 7 days before check-in: No refund

We strongly recommend purchasing travel insurance to protect your reservation. NSVR is not responsible for travel disruptions due to weather, personal illness, or other circumstances outside our control.

3. Check-In / Check-Out

Check-in is 4:00 PM at most villas and check-out is 11:00 AM; exact times vary by unit and are stated on your booking confirmation. Early check-in and late check-out may be arranged in advance, subject to availability. Unauthorized late check-out may result in additional charges.

4. Occupancy

Maximum occupancy is stated on each property listing. Exceeding maximum occupancy is prohibited and may result in immediate termination of the reservation without refund.

5. Pets

Pets are permitted only in designated pet-friendly units. An additional pet fee applies. Guests are responsible for any damage caused by pets. Pets must be on a leash in all resort common areas per HOA policy.

6. Smoking

All rental units are strictly non-smoking. Smoking is not permitted inside units or on private balconies. Evidence of smoking inside a unit will result in a cleaning surcharge.

7. Property Condition & Damages

Guests agree to leave the property in the same condition as found. Guests are responsible for any damage beyond normal wear and tear. NSVR reserves the right to charge the card on file for damages discovered after departure.

8. Resort Rules

Guests are required to comply with all rules and regulations of The Island on Lake Travis HOA and resort management. NSVR is not responsible for changes in resort amenities, hours of operation, or access policies.

9. Liability

NSVR, its employees, and property owners are not liable for personal injury, property loss, or other damages occurring during your stay, except as required by applicable law. Guests participate in all resort activities at their own risk.

10. Right of Entry

NSVR and authorized personnel reserve the right to enter the property with reasonable notice for maintenance, inspections, or emergencies.

11. Governing Law

These Terms and Conditions are governed by the laws of the State of Texas. Any disputes shall be resolved in Travis County, Texas.
